Archway BSMNT

Based in a basement of an old, listed building, used as a World War Two bomb shelter, Archway BSMNT is our very first location. Opened in 2016, it contains nine purpose-built and professionally soundproofed music production and programming suites. Our studios in Archway benefit from fiber-optic broadband, monitored CCTV and fresh air circulation system throughout the premises, indoor kitchen-lounge, and private outdoor terrace. Rooms, varying in shape and size, from 110sq ft to 230sq ft, are offered for long term lets. It is located just off the high-street, therefore you will find a number of coffee shops, restaurants, and pubs within 2 minutes walk.

Finsbury Park BSMNT

Originally a textile factory, the warehouse was completely transformed in 2017 into a high-spec studio complex with multiple production studios, live rooms, and communal area. Our Finsbury Park studios benefit from high ceiling, fiber-optic broadband, monitored CCTV, and fresh air circulation system throughout the premises, secure of street parking, smart intercom system and kitchen-lounge area. Over two units it comprises 18 studios, offered for long term lets, ranging from small 120sq ft programming rooms to large 400+sq ft recording studios with isolated live rooms. Home to a collection of highly talented record producers and songwriters, with regular outings for drinks and barbecues in our front yard, Finsbury Park BSMNT has a professional yet laid-back atmosphere.

Hackney BSMNT

Hackney BSMNT opened its door in 2019. Based on a ground floor of old textile factory, it comprises 11 purpose built high-spec music production suites ranging in size from 120sq to 300sq ft. All studios here benefit from high ceiling and natural light and are ideal for a producers, programmers, songwriters, or artists looking for a bright and spacious studio space to fill with their own equipment. Hackney BSMNT offers fiber-optic broadband, monitored CCTV and fresh air circulation system throughout the premises, secure of street parking, smart intercom system, and kitchen area. When our residents need to recharge, the open spaces of Hackney Downs are just three minutes' walk away.

Hornsey BSMNT

In 2020 we were delighted to take over a long established studio complex in Hornsey. Spread over two floors Hornsey BSMNT comprises 18 high-spec music recording studios, live rooms and programming suites. Studios range in size and shape, but all benefit from natural light, A/C and secure private storage. The building has fibre-optic broadband, monitored CCTV throughout the premises, monitored alarm, smart intercom system, parking and spacious communal lounge with kitchen. The long established creative community here created a fertile ground for collaborations and networking. Hornsey BSMNT is in superb location with excellent transport links, restaurants and bars within two minutes walk.

Lea bridge bsmnt

In 2022 we completed a fit-out on the ground floor of new landmark development, just in front of Lea Bridge Station. Spread over two floors Lea Bridge BSMNT comprises 14 high-spec music recording studios and workspaces. Studios range in size and shape, but all benefit from a ton of natural light and A/C. The building has hyper-optic broadband, monitored CCTV throughout the premises, smart intercom system, and extra spacious communal lounges with kitchen. Designed by award winning architecture practice, it will make an inspiring and functional home for music makers and creatives.
