How much does it cost to rent a music or recording studio monthly in London?

If you are looking for a recording studio for monthly rent in London, comparing prices can be surprisingly difficult.

A £700 room may be a compact internal programming studio, while another studio at £1,200 may have considerably more space, natural light and enough room for recording or client sessions. Electricity, VAT and business rates can also change the real monthly cost.

So what should you actually expect to pay?

Typical music studio monthly rent in London

For a private, soundproof production studio, a realistic monthly budget is often somewhere between £600 and £1,500, although larger or more specialist studios can cost considerably more.

Current BSMNT pricing provides some useful real world examples:

A compact internal programming room of around 120 sq ft rents for approximately £723 per month.

A medium production room of around 190 sq ft, with natural light, rents for approximately £1,150 per month.

A larger studio of around 245 sq ft rents for approximately £1,400 per month.

These are anonymised examples from occupied studios rather than rooms currently being advertised.

Studio size and price per square foot

It is often useful to compare studios by annual price per square foot rather than monthly rent alone.

For example, a 200 sq ft studio costing £1,200 per month works out at £72 per sq ft per year.

Many soundproof BSMNT studios currently fall roughly within the £60 to £85 per sq ft per year range.

Smaller rooms can sometimes cost more per square foot because much of the construction cost is fixed. A professionally soundproofed door, ventilation, electrical installation and building infrastructure still need to be provided whether the room is 100 or 250 sq ft.

Larger studios may therefore have a lower price per square foot while still costing more each month.

Why similarly sized studios can have different rents

Square footage only tells part of the story.

Natural light can make a noticeable difference if you spend most of your working week in the room. Room shape and ceiling height can also affect how easily you can position monitors, desks, keyboards and recording equipment.

Sound isolation is another major factor. Acoustic treatment controls the sound inside a room, while soundproofing reduces sound travelling between spaces. If you regularly record vocals, instruments or work at higher monitoring levels, the difference matters.

Other factors may include ventilation, air conditioning, location within the building and whether there is enough space to comfortably accommodate clients.

This is why viewing a studio is usually more useful than comparing listings purely by size.

What is included in the monthly studio rent?

This varies between operators and between buildings, so it is worth checking before comparing headline prices.

Typical costs to ask about include internet, electricity, business rates, communal facilities and VAT.

At BSMNT, for example, internet and access to the relevant communal areas are included, with 24/7 building access. Electricity arrangements vary by location. Some studios are all inclusive, while at other locations electricity is separately metered.

Individual facilities also vary between buildings, so things such as parking, air conditioning, natural light and communal spaces should be checked for the specific studio you are considering.

Deposits and initial moving costs

A deposit equivalent to one month's rent is common for this type of workspace.

That means a £900 per month studio could require roughly £1,800 initially for the first month's payment and deposit.

You should also allow for the practical cost of moving equipment, furniture, insurance and any changes needed to your setup.

Business rates and VAT

These two costs are easy to overlook when comparing private studio rent in London.

Some smaller commercial spaces may qualify for Small Business Rate Relief, depending on their rateable value and the occupier's circumstances. If you already occupy another commercial property, different rules can apply, so it is worth confirming your position before signing.

VAT also makes a significant difference. A studio advertised at £1,000 plus VAT effectively costs £1,200 before other charges.

BSMNT Ltd is not VAT registered, so VAT is not added to its studio licence fees.

Notice periods and rent increases

Long term studio rental does not always mean signing a long commercial lease.

Check how much notice you need to give and whether the price can increase during your occupation.

At BSMNT, the standard arrangement is a rolling Licence to Occupy with a 60 day notice period. Rent is normally reviewed every 12 months and adjusted in line with CPI.

Knowing this in advance makes it easier to calculate the longer term cost of the studio rather than focusing only on the first month's rent.

Is a monthly studio right for you?

A permanent studio makes the most sense when you use the space regularly.

For a producer running sessions several days a week, a composer working around unpredictable deadlines or a sound designer spending long periods on film and television projects, having equipment permanently set up can save a lot of time.

You also gain control over your working environment. You know the room, your monitoring position and how your equipment is arranged. You are not rebuilding your setup every time you start work.

If you only need a studio occasionally, hourly or daily hire may still be the cheaper option.

Finding the right music studio monthly rent in London

When comparing music studio monthly rent in London, look beyond the headline figure.

Compare the usable room size, price per square foot, soundproofing, electricity, VAT, business rates, deposit, notice period and future rent reviews. A slightly more expensive studio can sometimes offer much better value if it suits the way you actually work.
